Buying a Gas Station

It is important to visit the sites of Gas Stations you are considering purchasing to understand the strengths and weaknesses of each.

One of the most important is ingress and egress and any barriers that affect access to the location. People want to get in and out quickly and not be inconvenienced by any u-turns or risky lane changes.   Customers would rather go to a station that is on their direct path.

You might consider a station with multiple "revenue streams" which will offset your risk and reliance on the relatively low margin of gas sales.

(The inside sales of the convenience store has a much higher profit margin than gas sales.)
