UC2 PARTNERS, LLC selected Bruce Jenkins, CCIM to represent the Partnership in the leasing and sale of its 44, 500+/- sf commercial shopping center located within the Master Plan of the University Mall Shopping Complex of Tampa, Florida.  Bruce did not have the advantage of marketing his services as an associate of a nationally recognized commercial real estate company.  Bruce earned the listing by convincing the Principals and ultimately by demonstrating to the Principals that he had the skill and experience to network and market commercial property using a variety of methods, that he was fastidious and organized and that the property was important to him.  In the two years it took to close the sale of this asset, UC2 Partners LLC saw that Bruce also had integrity, dedication, creativity, and an immense willingness to work hard.

The property presented very significant challenges.  At the time that Bruce joined the project, half the property was a vacant six Cineplex movie theater that had been partially renovated to level out the floors.  Much of the 22,000 square feet was being used as storage for excess personal items and the interior was dirty with unfinished drywall and stained ceiling tiles hanging loosely from the grids.  It was not an easy inspection to make.  Bruce approached this piece of the leasing and sale equation with great creativity, flexibility and perseverance.  Bruce is a versatile Sales Associate and was valuable in working both office and retail markets.

In order for the Partnership to ultimately obtain the sale price it desired, Bruce presented approximately twenty-five offers and negotiated over fifteen contracts to close the transaction at 93% of the asking price.  Bruce was tremendously effective in adding value by reducing the vacancy rate and causing the Partners to implement some key renovations that ultimately maximized the return on investment for the Partnership.

Bruce Jenkins demonstrated a depth of knowledge of commercial real estate along with a highly professional and ethical standard of business.  I would welcome the opportunity to work with Bruce again.
